ABOUT DC RANCH:

DC Ranch is an award-winning, 4,400-acre 501(c)(4) community located adjacent to the McDowell Sonoran Preserve in north Scottsdale, Arizona. The community is composed of 25 diverse neighborhoods within four distinct villages that interact with shared open spaces to create a sense of living with the land. The first home was completed in 1997, and there are currently 2,800 homes and approximately 7,000 residents on the Ranch. Home prices range from $1 million to more than $23 million. The business is managed utilizing 18 cost centers (neighborhoods), while overseeing 10 sub-associations.

DC Ranch is governed by three entities: DC Ranch Community Council, Ranch Association, and the Covenant Commission. All three entities work toward the same goal: to serve residents and create a community that is beautiful, functions well, and creates a deep sense of belonging.

OVERVIEW:

The Maintenance Manager plays a vital role in implementing and maintaining a comprehensive maintenance strategy that upholds DC Ranch's high standards of care. This position oversees all maintenance staff and operations, ensuring the upkeep of parks, common areas, special facilities, and community centers. Key responsibilities include budget development, project management & work orders, compliance with regulations, and regular inspections of completed work.

POSITION RESPONSIBILITIES:

  • Supervise, schedule, and support an 8-member maintenance team, including hiring, training, and performance evaluations.
  • Provide oversight for all maintenance activities, including leadership, project management, budgeting, and supervision of multi-disciplinary teams.
  • Assist with and provide annual updates of a 30-year reserve study for approximately 920 assets and vehicles valued at $63.98 million using the various spreadsheets and software.
  • Plan and execute reserve restoration and upgrade projects, including asphalt repaving, HVAC replacements, roof repairs, signage updates, walls and wall painting, water features, and playground renovations.

  • Manage new construction and major remodeling projects, review construction plans, and navigate permitting processes while adhering to Association purchasing policies.
  • Develop budgets, create RFPs and SLAs, manage vendor contracts, and ensure quality and timely project execution.
  • Implement and oversee preventative maintenance programs for systems and infrastructure.
  • Assist with the community’s 25-vehicle fleet, including procurement and maintenance.
  • Foster a safe, professional, and ethical work environment, ensuring team compliance with policies and regulations.
  • Evaluate employee and contractor performance, resolving disputes in accordance with HR and organizational guidelines.
  • Respond to DC Ranch residents and communicate plans to address concerns.
  • Oversee and optimize the Work Order system to efficiently address maintenance needs.
  • Inspect completed work to ensure it meets specifications and standards.
  • Perform other duties as assigned.

Qualifications

KNOWLEDGE & ABILITIES NEEDED:

  • Bilingual (English & Spanish) preferred.
  • Valid Arizona driver’s license required.
  • Proficiency in Microsoft 365 and other relevant software; comfortable presenting to audiences.
  • Flexibility to work beyond 45 hours/week, including on-call availability for emergencies.
  • Ability to achieve CMCA certification through the Community Associations Institute (CAI).

PHYSICAL REQUIREMENTS:

  • Ability to perform physical tasks such as walking, standing, twisting, bending, lifting heavy objects (up to 74 lbs.), and pushing or pulling objects (up to 100 lbs.).
  • Capability to work outdoors in extreme temperatures and varied weather conditions.
  • Comfort working with machinery and on uneven terrain, using appropriate safety equipment.

POSITION REQUIREMENTS:

  • A minimum of five years of management experience in project and maintenance operations, with supervisory responsibilities.
  • Bachelor’s degree in business, project management, architecture, construction management, horticulture, or related field preferred; equivalent experience accepted.
  • Strong project management, organizational, and planning skills.
  • Customer-service orientation with the ability to align with DC Ranch’s brand standards.
  • Proven expertise in developing and managing capital and reserve programs, budgets, and multi-project timelines.
  • Effective communicator who fosters collaboration among customers, contractors, and team members.
  • Knowledge of best practices for various maintenance trades (paint, lumber, masonry, weld).
